One platform for the entire project team

Construction made simple, transparent, and connected.

Mokiyo is the unified platform where GCs, subs, owners, and project controllers manage budgets, schedules, documents, and communication in one place — with crystal-clear visibility and role-based privacy.

All-in-one, not one-more-tool Budgets, schedules, messages, and paperwork in a single project feed.
Social-style interface Feels like a familiar feed — built for field teams, not just back office.

Why Mokiyo exists

Construction doesn’t fail because people don’t care. It fails because information is scattered.

Today’s projects depend on disconnected spreadsheets, email chains, text messages, and side conversations. That chaos leads to blown budgets, missed dates, and constant rework. Everyone thinks they’re working off the latest information — until they aren’t.

📑

Too many tools, no single source of truth

Budgets in Excel, schedules in P6 or MS Project, RFIs in email, plans in shared drives. Every handoff is a chance for something to break.

📵

Field teams locked out of context

Foremen and subs get screenshots and forwards instead of live access. They execute on stale information, then get blamed for bad outcomes.

⚠️

No visibility into who saw what, and when

Owners, GCs, subs, and accounting see different versions of reality. There’s no clean audit trail tying decisions to documents, dates, and dollars.

Product overview

How Mokiyo works on a live job

Mokiyo brings budgets, schedules, communication, and paperwork into one simple, social-style interface. We’re focused on the work your teams actually do — not on adding another layer of admin.

  • Every update - from RFIs to pay apps - is tied back to the same project feed and permissioned by role.
  • M-Scheduling detects conflicts across trades and suggests resequencing before field work is impacted.
  • End-of-project archival gives you a clean record of decisions, documents, and approvals for warranty and disputes.

We’re not trying to be another “all-in-one” dashboard that nobody in the field actually uses. Mokiyo is designed to feel like a familiar social feed — but wired directly into your budgets, schedules, and documents.

Social-style project feed Changes, RFIs, milestones, safety notes, and approvals in one running record that everyone can follow.
Budgeting & bidding tools Bid packages, visibility controls, and optional invoicing with accounting integration.
M-Scheduling AI-powered scheduling assist that highlights conflicts, flags risk, and suggests adjustments.
Role-based privacy & sharing Internal cost conversations stay private while external stakeholders see clean, relevant views.
Contract & lien waiver management Smart checklists, tracking, and lien waiver workflows tied directly into each pay app.
Prevailing wage & documentation Modules to keep required documentation organized and linked to actual work performed.
12-month roadmap

From MVP to the operating system of construction

Our goal is simple: prove that Mokiyo can run real projects better than today’s spreadsheet-and-email mix. Over the next 12 months we’re focused on launching, learning from pilot contractors, and building the core modules that matter most.

Q1–Q2
MVP & first pilots
  • MVP launch with core modules: Budgeting, M-Scheduling, Messaging, File Hub.
  • Secure 3–5 pilot projects with GCs and subs across commercial and industrial work.
  • Implement accounting integrations for real-world workflows.
Q3
Scale features & permissions
  • Build out scalable permissioning and privacy architecture for owners, GCs, subs, and accounting.
  • Ship contract management with AI checklists and smart sharing controls.
  • Deepen reporting around schedule risk, cost exposure, and documentation completeness.
Q4
Proof, retention & Series A readiness
  • Demonstrate adoption and retention across pilot customers.
  • Extend into lien waivers, invoicing, and prevailing wage documentation modules.
  • Prepare for Series A with clear proof points: active projects, engaged users, and revenue.
Why we’re building Mokiyo

Built by people who have lived project chaos from the inside

Mokiyo isn’t a generic SaaS idea chasing a buzzword. It’s a response to years spent inside construction and project finance, watching good teams lose time and margin because they couldn’t get a clean, shared view of their projects.

We’ve managed large-scale construction and infrastructure projects, sat in project controls meetings, and wrestled with the same spreadsheet labyrinth and email chaos that every GC and owner knows too well.

Mokiyo is the platform we wished existed: one connected place where the schedule, the budget, and the field reality all stay in sync — and where it’s obvious who saw what and when.

Background in construction & project finance Experience across GC, owner & lender perspectives Obsessed with simple, fast, usable tools

Who we serve first

  • General contractors who want a cleaner, more transparent way to run projects without adding admin work.
  • Subcontractors who are tired of being out of the loop until something goes wrong.
  • Project owners and controllers who need clear, defensible records of decisions, changes, and approvals.
  • Schedulers and field supervisors who need a real-time view of what’s happening this week, not just what was planned last month.

Join the first wave of Mokiyo pilot projects

In our pilot phase, we’re working closely with a small group of GCs and subs to shape the product around real-world jobs — not theoretical workflows.

Ideal partners: GCs or specialty subs running commercial or industrial work with at least one project starting in the next 6–12 months.
